The search for the ideal home can be daunting. Fortunately, it has been made much easier by this construction project, slated to break ground with the arrival of spring in just a few weeks.
Located in an exclusive neighborhood on the Avon–West Hartford town line, this home will be close to a wide range of shopping, business, and recreational opportunities—hiking and biking trails are nearby, not to mention a nearly endless selection of fine restaurants that cater to a wide variety of tastes and budgets. Area schools are also highly rated with Renbrook School just a short distance away. Finally, this home’s location on a cul-de-sac ensures minimal traffic.

Of equal importance, the building site is exceptional. “It has very nice country views and it’s in a location of a lifetime,” said Cathy McCahill, who is handling the sale with Svetlana Chkolnik, both of William Pitt Sotheby’s International Realty. “The lot is beautiful,” added Chkolnik. As for the home, it has an open floor plan and a feature that is becoming increasingly important to many buyers, a first floor primary suite.
Visitors will be greeted by a welcoming front porch and door that leads to an entry foyer. It soars dramatically to the second floor ceiling, 24 feet above. Just beyond is the great room, which continues that vaulted ceiling, adding to the sense of space in this area while enhancing visual appeal. During nice weather, the great room can be opened to a covered rear patio, effectively merging indoor and outdoor areas for daily living or when entertaining.
On one side of the great room will be a fireplace while the other side will be open to the dining area and a large gourmet chef’s kitchen. Here, a kitchen island provides the chef with more work space while on the dining area side of the island there will be seating for informal snacks or guests while entertaining. Either way, the kitchen promises to be a center of activity in the home.
The first floor also has a home office. It and a half bath are close to the front entrance, making at-home business meetings possible without requiring business contacts to walk through the entire house.
As for the primary suite, it is spacious, has a vaulted ceiling, direct access to a second covered rear patio, and features the home’s second fireplace. A large walk-in closet leads to the primary bath, which has a dual sink vanity and both a soaking tub and separate oversized shower. A mudroom and laundry area that connect the kitchen to the attached two-car garage complete the first floor.

Stairs to the second floor will lead to a loft area that is open to the great room below and offers numerous possibilities. With more than 270 square feet of space, it could be a reading or play area, a gathering spot, library, or be used for any other purpose the owner would like.
The second floor also has three more nicely sized bedrooms. Each has a walk-in closet and two are ensuite. The fourth bedroom is next to a full bath that also serves the loft area. “Each of the bedrooms [on the second floor] is served by a bath, which is very nice,” McCahill said. A bonus room, which could serve as a study, completes the second floor plan.
Large windows ensure that the home will have ample natural light while high ceilings add to the feeling of space. The kitchen area has 10-foot ceilings while the primary suite and great room have vaulted ceilings. Upstairs, 9-foot ceilings are prevalent. Hardwood floors will be used throughout the home to provide an additional feeling of warmth.
Contemporary colonials have been popular for some time and continue attract buyers. “This is a style that has been a favorite for years and continues to be in high demand today. These contemporary colonials sell very quickly,” McCahill said.
Curb appeal will be enhanced by the large amount of land surrounding the home and by the architecture that features crisp front facing gables and a front porch supported by angled beams.
The builder, Orange Homes LLC, provides quality craftsmanship and will be incorporating high-end finishes throughout. Their homes are also energy efficient. And, with all the home’s mechanical systems being brand new, the buyer should experience years of trouble free living. Maintenance for these household mechanicals is made easier by the access point being in the garage. Outside, clapboard siding, a traditional exterior for New England homes, will be used. The full basement will be ready for storage or for other plans the next owner might have.
While she had addressed the many advantages of this home’s location, McCahill had more thoughts on this topic. The home will be far enough away from main roads to be isolated from traffic, yet close enough to these thoroughfares to be convenient. The business districts of Hartford, West Hartford, Farmington and Avon are also close, as are a wide range of medical facilities, including UConn Health. This property is also close to Bradley International Airport and about two hours from Boston or New York City by car.
“This is one of the last opportunities for a buyer to be able to opt for new construction in this area,” McCahill said. “The buyer of this home will enjoy a fine home in a neighborhood of fine homes,” she added.
