Two industrial buildings in a Connecticut town have sold for $2.4 million each.

One of the buildings that sold was 16 Business Park Drive in Branford, formerly known as the Thimble Island Brewery.

The almost 30,000-square-foot building and 1.77 acres was sold for $2.4 million. According to O,R&L Commercial who represented both the seller and the buyer, the property sale marks “a notable industrial transaction in the town’s Business Park area along I-95.”

Will Braun, of O,R&L Commercial, represented both the seller, Business Park Holding Company, LLC and the buyer, S,Z&I, LLC.

The brewing company had attracted customers from across Connecticut for almost 15 years.

The popular Branford Thimble Island Brewing Company’s last day of service was in May 2025, according to Thimble Island Brewing President and CEO Justin Gargano.

Thimble Island Brewing Company was founded in 2010, and that closing news was on the heels of the company’s closure of the Old Saybrook location in January 2025.

There have been multiple brewery closures in recent years including Stubborn Beauty Brewing in Middletown in February and The Problem Solved Brewing Company closed in East Windsor in January.

Across the U.S., 399 breweries closed in 2024 compared to the 335 that opened, according to the Brewers Association.

Conversely, other have remains open, some adding food, pubs or restaurants to the operation as customer habits change.

In another Branford real state transaction, 16 East Industrial Road in Branford also sold. It is known as the Hal Brown building and also sold for $2.4 million. Braun represented the buyer, Ted Zuse, while Matty Murchison, of Berkshire Hathaway HomeServices, represented the seller, AHB, LLC.

“The closings reflect sustained interest in well-located, functional industrial assets throughout the region,” according to a statement by O,R&L Commercial.
