There’s new Connecticut housing available for leasing in a mixed-income residential unit site, and it includes space for commercial service-oriented uses.
The site is called the Winston, and it is located within Winchester Green, called a major mixed-use redevelopment in New Haven.
The approximately $90 million project by LMXD LLC is on an “underutilized surface parking lot” and includes 283 mixed-income apartments in more than 250,000 square feet at 315 Winchester Ave., according to the company.
“The opening of The Winston marks the latest chapter in the ongoing revitalization of this neighborhood into a modern academic, economic and residential hub,” said Jake Pine, managing director at LMXD.
“We look forward to celebrating its official opening later this year as we continue our commitment to this community,” he said.

The development, in addition to the 283 new mixed-income residential units, will have 57 affordable units, or “those reserved for households earning an average 50 percent of area median income,” according to LMXD.

The housing is intended to help provide the commercial tenants with built-in foot traffic and business, a spokesman for the commercial space said. The housing also is near Yale University and not far from many New Haven amenities, including restaurants, cafes, theaters, libraries, travel access, and more.

The commercial space side includes a total 12,319 square feet of flexible commercial space for “retail, office, medical, and service-oriented uses within a mixed-use development,” the spokesman said.
The spokesman said there has been “great interest so far with a few offers we are currently negotiating” for the commercial space.
The neighborhood is a historic one and was once the home of the Winchester Repeating Arms Company. U.S. Repeating Arms Co. closed the New Haven plant in 2006. It had manufactured Winchester rifles and shotguns there, a 140-year Connecticut history of producing the firearms brand.
“The Winston plays an integral part in the redevelopment of the former site of the Winchester Repeating Arms Factory, which stood as a cornerstone of the local economy for much of the 20th Century,” according to LMXD. “The location’s rebirth as Science Park represents a careful vision to combine research, residential, and retail spaces into a vibrant neighborhood center – where industrial heritage meets modern innovation and style.”
The buildings that once housed the factories have been demolished.
The units in the Winston vary in size from 420 square feet to 1,420 square feet, and include studios, and 1-, 2- and 3-bedroom units. The monthly rent ranges from $1,867 to $4,657 a month, other fees, such a parking and pets, are extra, according to the leasing site.
